Would you buy a brand new landed in D19 or a resale. Brand new size is smaller has a pool and lift , resale condition is good but have to build own pool and lift. Brand new suit needs but not sure if exit plan. 2500psf while resale is 2300psf

There are 4 grades of landed properties, and also 17 different factors that affect landed prices which include zoning, plot shape and dimensions, road line plans, build condition, road access, setback, topography, railway protection plan, draining interpretation plan, development baseline etc...

So it depends if you have done the analysis of have a competent landed buyer agent supporting you to do all these analysis, which will help you figure out whether the price and psf is such that the property is overvalued or undervalued, and also heavily affect your exit plan if you ever decide to sell and don't want to be stuck.

If it were me advising a client in this situation, I’d break it down into something a bit more practical so you can see the trade offs clearly.

A brand new landed in D19 gives you convenience. The lift and pool are already done, the finishes are fresh, and you avoid the months of renovation. For families who are busy or want a smooth move in, that alone can feel worth the premium. The flip side is the plot is usually smaller, so long term capital growth might not be as strong compared to a larger older plot.

A good resale landed in the same area gives you more land and more flexibility to design things the way you like. Even after adding a lift and pool, many buyers end up with better long term value because the land size carries most of the appreciation. The main question is whether you are prepared for the renovation timeline and the upfront planning.

On exit, buyers tend to lean toward larger land plots. A brand new house can do well too, just that your buyer pool gets a bit more specific since the layout and features are fixed.

Price wise, 2500 psf for new versus 2300 psf for resale is close enough that the choice really comes down to lifestyle and time. If you want convenience and are happy with the smaller footprint, the new one works. If you want stronger long term value and don’t mind the renovation period, the resale is usually the safer play.

If the difference is only $200psf as what you mentioned, it is then a no brainer to purchase a brand new, as long as the location is not totally out. Many brand new homes sold in past few years were all at record breaking high, but then have been resold recently still with profit.
