The key is about what do you intend to do after the purchase. Stay, rent and sell in the near to mid term?

There is no absolute choice, as the comparison will be between your identified projects and also why did you even shortlist these projects in the first place?

On paper, it definitely seem that buying a resale 5 year old EC should make more sense but that is not always true if you are looking at capital appreciation or rental returns.

1) This is one of the best way to move towards a private condo.
2) The initial outlay is much lower comparing to a condo, and it still have a higher capital appreciation potential.
3) Although the growth would be lower than a private condo with the similar tenure, but it is an easier way to move forward.
4) With the same initial outlay your condo selection properly will be at least 10 yrs from TOP and the growth potential will be flatter.

There are many factors that come into play when purchasing a property. Purchasing an EC that just reached MOP may or may not be a good idea, and it all depends on the entry pricing that you can secure for a unit.

Many times, purchasing a freshly MOP-ed EC could result in over-paying if you are not careful, as there is little prior transaction records to back up the asking prices, and most of the owners would have bought it at much lower prices than what you might be paying.
