With rising mortgage rates, will we be buying at all time high market valuation for property? For fresh graduate, once your timing of entry in buying your first home, it will be very painful climb back assuming we can still service the loan

Hi my friend,

Buying the right product with the right entry price are important when making a property purchase. The market has cooled down a bit following the measures introduced last year December. As long as the purchased condo is a good product, you do not have to worry too much about the value as it will definitely appreciate in the long run.

Hi,

1) It is difficult to time the market. Hesitation might cost you more in most situations.
2) In the past 20 yrs, there were 3 dips in the property markets; 2000, 2008 & 2014. The sale record back then was at an all-time low.
3) It implied that most people will not even think of buying when the property is selling cheap.
4) If you are buying for your own stay then you should not hesitate to wait for the best moment to enter the market.
5) Talking about the rising mortgage rates. The current mortgage rate is hovering around 1.6%~1.8%. Back in 2018/19, the interest rate was hovering 2.2%~2.3% which has a better rate?
6) For the extreme example, the mortgage interest rate was ~6%~7% in 199x, Is there a lack of people buying during that period?
7) You should pick the best from the affordable property on hand so that it can give you a better appreciation rate in the future rather than finding those rotten ones at a cheap price.
