Are you purchasing under singles scheme or public scheme? If you are purchasing under single scheme and wants to apply for singles grant and EHG grant, you can only purchase a 5 room resale or smaller flats. In addition, you could not take up a HDB loan should you purchase a flat bigger than 5 room as a single. No such restriction applies if you purchased under other schemes (eg public schmes for couples) and you are able to enjoy 1st timer grant (Family grant and EHG grant) as well. Hi Mr. Lim,

1) 1st timer always has privilege but still depends on which scheme you intend to buy this EA with.
(a) Single Citizen Scheme: Only entitled to proximity grant
(b) Public Scheme: Family grant (SC+SC) = $40k or Family grant (SC+SPR) = $30k and Proximity grant of $20k.
(c) Non-Citizen Spouse Scheme: Single grant of $20k, EHG max up to $40k, and proximity grant of $10k.
(d) Non-Citizen Family Scheme: The grant type and amount are the same as 1(a). This is only applicable when the SC applicant is >= 35yrs old.

2) Due to the variations of different eligibility schemes and grants. I'm not afraid that I'm unable to give you a direct answer to your query.
