Will EC psf price be much different after 10 years, as compared to 5-10 years resale price? Let's just say, if we ignore the minor diff that location, amenities etc that may have minor impact on the price.

Hi Calvin,

Care to share which EC development you are referring to? The only main difference will be foreigners are eligible to purchase at the 10 year mark and expanded buyer pool, but this marginal benefit will be negated by the fact the development is another 5 years old in terms of age. As most ECs are in the OCR region, typically buyers who are foreigners form a minor group, and with the higher ABSD rates, it is not going to be a significant price push factor.

I would think the market sentiment, supply-demand dynamics then and any major infrastructure plans in the pipeline to transform the immediate vicinity will be better price catalysts.

    Hi Calvin, thanks for sharing more context and info. At present there are not much choices in Parc Greenwich with only 4x units (all low floors) available (1178psf - 1252 psf). If you are able to get a high floor unit with unblocked views of seletar landed estate at Topiary at similar price points, I would think you can also consider Topiary as well since buyers who are buying here may prioritize views, and may be open to paying a higher price when you decide to exit next time in 10 years.     Hi Ivan, thanks for your reply, this is to decide whether I should get The Topiary EC which has just reached MOP last year, or wait for Parc Greenwich which will only TOP in 2026. It is obvious in terms of the immediate availability vs waiting time. I want to know, if I'm going to stay here for 10 years and sell it off later, whether I will likely still have capital gain if I go with Topiary.

I don't quite get your question. What are you intending to find out?

Generally, Singapore property prices has always rise over time. Take for example, 10 years ago, in Year 2012, the price then were much lower than the prices today. Almost every EC land bids gets higher and higher, and I'm not surprise 10 years later, we have brand new ECs selling at $1500-1700psf.
