Hi, there may be instances that certain agents appear to favor buyers without buyer agents, but other times, they will prefer buyers with agents. For buyer with agents, the seller agent will be able to save up on paperwork and processes and the buyer will be guided by their agent through the whole process, however for private properties, some agent may prefer buyers without agents if they are unwilling to cobroke and share the commission with their counterparts. This is illegal and not allowed by CEA, and should not be encouraged,

Hi,

1. When selling an HDB flat, the seller's agent usually prefer buyer with agent. It is because buyer's agent will help to sure all the paperwork, like valuation requests and resale submissions, is done right. It saves the seller's agent from doing things twice and makes the whole process smoother.
2. In private property sales, some seller's agents may choose to only work with direct buyers, solely to avoid sharing commission fees with buyer's agents. However, this self-serving approach neglects the seller's best interests and prioritizes the agent's own gain. Such behavior is unethical and should be discouraged.
