Hi,

This could mean that the private condo is undervalued. Which condo projects are you comparing with? Are they side by side in the same cluster or? It is a little difficult to value-add and make better recommendations with limited info of your objectives and requirements.

However, with EC there is grant (if you are 1st timer). But on the other hand you have to stay there for 5 years before you can sell to SC & PRs or rent it out. For private you can sell 4 years after exercising S&P, that is the significant difference. If your finances are comfortable, and you feel the private condo offers you a better value proposition, I guess you can consider that. Hi,

I believe that there are a handful of condos going at similar rates than ECs, and they do have their individual reasonings for the undervaluation - ie; clearing stocks via firesales. If your finances allows, I would always advise my clients to go for a private condo. The reasoning lies in the fact that condos have a higher appreciating factor and rental yield; which EC will see difficulties due to regulations.
