Why are so COV so high? Many of the high quote is because of the renovation and fittings such as build in wardrobe, cabinets and etc. However, are they are listed inside the valuation and taken into consideration of?

Dear Ben,

COVs are part and parcel of the resale HDB and a transaction can only take place when there is a willing buyer and willing seller at the transacted price. A seller can ask for sky high COV but if there is no buyer willing to fork out the amount for the unit, it is as good as nothing.

If you have engaged the services of a salesperson, perhaps the salesperson can assist you in shortlisting some suitable units.

    Geryl, Thanks for the reply. Do agree with you that sky high COV is almost equal to nothing if no willing buyer. Have a better understanding already. Thanks!

Morning Ben,

There are also other units available in the market with lower COV which you can look into if it's what you are looking into. Based on the demand, available convenient and facilities, condition and location, all sellers want to sell it at higher price. If you are willing to spend on renovation, be it time and money, you can always broaden your options.
