There are various school of thoughts when it comes to whether it is better for exclusive or open listing. From agent perspective, it is always higher risk if the listing secured is an open listing, therefore priority efforts will be given to owners who appoint them as exclusive marketing agents, and not only that, commitment to costings can also be affected, given that there is a higher risk element involved in an open listing, the committed marketing fees could be lesser too. With lower commitment to marketing costs, outreach to the right group of prospective buyers or tenants can be affected too.
Importantly, PropertyGuru charges more for advertisements if there are more similar listings posted, meaning if there is only 1 such listing posted on PropertyGuru, each ad will cost lesser than if there are more than 1 such listing posted.
