Nevertheless, the consideration will be what is the entry price you are going in at? If both units have same specifications and same price, then the answer is likely obvious, otherwise, the comparison is never straightforward.

If your focus is capital appreciation + easier exit over ~5 years, Riverfront Residences (private) generally offers a stronger play because of wider market appeal and no MOP restriction.
• Rivercove Residences EC can still perform well and may see upside after its MOP, but its exit pool is tighter until full privatisation.

I have posted my response yesterday but somehow the reply got removed by the system. Anyway purely based on the rough info shared, I share what I can

Leaning more towards RFR, as the site itself is located at an area where there are new infrastructure developments in the pipeline upcoming for surrounding areas, which will improve the convenience as well as uplift the overall prices here. Namely Hougang Central GLS will launch next year, with the cross island line running by 2031 thereabouts. Also Paya Lebar Airbase is vacating in 2030 and a whole new township will be developed on the vacated land, which will further boost the area. Defu area is also having new developments coming up in the short term, looking at the Master Plan. These are all happening in the next 5-10 years, which will improve the prospects of RF.

For RCR EC, there isn't much new infrastructure announcements in the pipeline as yet, and the only major one that might come up is the potential Seletar Line which is still ungoing feasibility studies and likely will not happen before 2040.

Besides this, the layouts matter as well in terms of resale value. Both have relatively efficient layouts, but RCR EC slightly edges this imho.
