Afternoon,

In my personal opinion, most asia buyers preferred units with amenities, security and convenience.
Developer with bad reputation or track record will definitely keep some buyers away. Would you like to buy a unit with very good amenities from a developer with bad track record? Or would you prefer to buy a unit with good amenities from a developer with better track records?
Be truthful to oneself and the answer should be very obvious.

    of course it would be good to have both. I am buying for home stay and hope for appreciation in value. However, the area that I am looking at does not have both. so if not possible, is near mrt more important?

Firstly, I would like to assume that you are thinking to buy a brand new unit ie newly launch, thus the question about whether a developer's track record is an important consideration.

If the assumption is correct, then the question is back to you which would you like to place heavier weightage when evaluating the various projects that you had seen. SOme quick questions are :
(1) Is close proximity to important to you.
If the unit is meant for investment/rental, you might take this into a key element.

(2) Location & type of project.
For projects in areas like Bt Timah, they are source after because of the address. For that reason, the units tend to be build with better finishes and nice touches/features/facilities. Only until the announcement of the construction of DTL2, all project along Bt Timah were not close to any MRT station yet commanding a premium in price.

For new projects, the developer's track record serves to give the buyer an assurance that certain quality of work will be deliver, as compared to a "little known" developer. Of course, we are not saying these "little know" developed cannot do a good job, just that you know little of them - that is.

In my opinion, if the purchase is to be a resale unit that was build years back, it is of little important about who is the developer, but on how well the estate is being maintained when you conduct the viewing. Do not just look at the unit that you are buying. What is the point if the estate is not well maintain?

    Thanks for your reply. It is very detail and very true. so what do you think of waterfront wave at bedok reservoir? I am thinking of buying it for homestay. near to mrt is essential to me. as I plan not to have a car in the future. is it a good buy?
