If you qualify for ECs, some of the northern ECs are going for quite attractive prices vs private condos. Whatsmore facilities and unit finishing are comparable, case in point Brownstone EC at Canberra by CDL.

If not, you may wish to consider the Panorama at Ang Mo Kio Ave 2 area. It has all the attributes necessary for a better quality of life. Near MRT, food market, branded school, unblocked views, luxury developer brand name & finishes. City fringe selling at attractive prices.

Personally i would go for FH or 999, where time is on your side be it Up trend or Down trend.

For newer 99 LH projects, many are buit to their maximum GFA. That is to say, it has little to no chance of enbloc.

Older 99 LH, built some 10 / 20 yrs ago, developers then tended not to use up the full GFA. Those will have enbloc potential.

So choose carefully.
