Dear sir/madam,

It is quite true that rental returns for Geylang and Balestier properties in general is higher, but if you look at the tenants profile of such properties, it is less often tenanted to a proper family with professional background, but usually to a group of workers with minimum upkeep of the property usually, therefore part of the higher monthly rental could be spent to upkeep the property when tenants vacate the place.

These 2 areas are perceived to be complicated due to its past associated image, hence entry prices is relatively lower. However both are situated at city fringe area hence locality is easy to secure tenants, where rental yields will be relatively higher. Where some people see risk, others see opportunity. There are projects in Geylang and Balestier which are able to generate a returns of more than 3% easily. However, do bear in mind that some banks do not support financing for Geylang projects.
