Evening Joel,

The deciding factor for COV is based mainly on the asking COV in the same area. However, other deciding factors would be the surrouding, amenities, unit's facing, level, condition and supply against demand. External factors are things like lift upgrading, additional recess area, utility room and being a corner unit. The last factor would be seller's asking, it must be in respondence the the above factors.

What Mike has mentioned are indeed the factors affecting the asking COV, but is not all. Every buyer has their own individual priorities in the place they are looking for therefore there is no order of merit. If their needs are fulfilled and they feel good about the property and has the money to spare, they wouldn't mind spending abit more to secure the unit. In other words, owner can call for whatever amount they want but if they are meeting rational buyers with the set of checklist on hand (factors Mike had mentioned), chances are we will only be looking at market rate COV. If we are able to identify needs of buyers and address them accordingly, chances are we maybe able to sell at a better pricing if buyers fall in love with the unit.
