1) COV has nothing to do with the deposit and exercise fee. This is an additional amount that buyer is willing to pay the seller.
2) You will only pay COV ~3~5 weeks before the completion day.

Hope this will clarify. $5k option deposit is within the purchase price while COV is on top of purchase price. COV is usually payable just before your completion appointment.
