If you are paying only 5% for OTP deposit, this would indicate that you have obtain 80% loan. Under MAS ruling, 5% must be in cash and remaining 15% in combination of CPF and cash.

1% and 4% has to be in cash form. As for the remaining, what Mike and Valery has mentioned is only applicable if you are eligible to take up 80% loan. MAS has recently announced new requirements for loans therefore if you are keen to know more about the breakdown, please contact me such that I can forward you a copy of the table.
