When buying a newly completed condo from another owner, does the lawyer has the right to demand for the final payment of 15% of the property cost to be held by him n only to be paid to the Developer upon the property obtaining Certificate of Completion from BCA?

Hi,

1) When the property has not obtained CSC, they are categorized under subscale.
2) You must be paying the purchase in cash to encounter this situation to pay the final payment of 15% before the property obtained its' CSC.

3) If you are referring to your own lawyer requesting this, you may do so by writing "-CVY" behind the law firm's name on the cheque. You may refer to detail about this:

4) The reason is this ensures your money will be deposited into the special account and protected.
5) When the payment is due, the lawyers for both buyer and developer must jointly sign before money can be withdrawn for the payment.
6) If you have taken a mortgage loan, the bank will take care of the final payment.
