What is of concern, is whether the operator is a Serviced Apartment Operator or an Airbnb Operator.

I believe you are referring to co-living operators. Reputation of these operators will be important as you do not want these operators to be running a business that invites bad tenant profiles too. I have done deals with 2 coliving operators with good profiles and therefore no issues with rental and etc. In fact they have a professional team of housekeepers and handyman to take care of the apartment.
