Currently there is an oversupply of rental units in the market and therefore it is normal that your unit may take a longer time to secure a tenant.

To market your property more effectively, you must ensure that the property is priced correctly so as to attract tenants as tenants nowadays are very price sensitive.

To increase the attractiveness of the property, sometimes I will do home staging for my clients by either doing simple touch up ie painting or by renting some nice furniture!

The take up rates of rental or sale of units greatly depends on the supply and demand (considering that you are looking at reasonable rental).

When it comes to rental, it is often said that 2 or 3 bedrooms units will usually be the most popular types as expatriates usually will not come with huge family but will like to have a spare room as a guest room. 4 bedrooms type of units could pose a challenge for such expatriates, therefore tendency of it being rented out to expatriates could be slightly lower. Your alternative could be looking at landed homes sellers who have just sold their property and require an interim housing solution before they shortlist another property to purchase. Such tenants profile usually requires more bedrooms therefore will likely settle for apartments with bigger layout or more rooms. Perhaps you may wish to engage a team which not only focuses on private rental but also landed sales.

Care to share how long has the unit been vacant? Any offers till now?

If not you might have to rethink whether should you carry on to market the unit for lease? Probably you should consider selling it and purchase smaller units that are usually easier to rent out.
