EA is a rare commodity which attracts up-graders and big family. This pool of buyers will vary with times and needs. Being located within a non-matured estate, it will have a long way to go before you can see the possible benefite.
5 room point block are very rare, furthermore being on higher floor, located within matured estate. However, my view point will definitely differ from yours as we have different requirement and needs.

Dear buyer,

This is not an apple to apple comparison therefore there is no right or wrong, but rather which is a more suitable choice for yourself and the family. Since you have already did a decision matrix, I believe it should be the choice you are looking at currently. Family needs to varies and change over a period of time, which is why families shift from one location to another even if the configuration of unit remains, for example moving from 5 room flat in Sengkang to another 5 room flat in Tampines.
