What would be a fair market rental rate for a Melville Park Condo Apt (abt 1300+ sq ft) partially furnished and with a good facing? I looked at URA govt. report 2011Q1 transacted and I believe it would be in the range of $3000 - $3300. Would you say these rates still stand?

Recently I have helped in renting a 1346 sq.ft at Melville Park at $3350, fully furnished.
I have helped in renting many units at Melville Park.
Right now I'm looking for a 3-bedroom unit for my tenants (budget upto 3.6k) at Melville or nearby.
