It also depends on the floor level, facing, interior condition and whether any ethnic quota restriction.

260 Bukit Batok East Avenue 4 is made up of 66 units 3 room flat and 44 units 4 room flat, with its 99 years lease commencing from 1st June 1985. HIP was completed about 5 years back. I believe you should be referring to a 786sqft instead of sqm unit, which I have seen 2 units transacted this year for $355,000 and $349,000 respectively. Within 200m radius from this block, there were 10 transactions in total for the past 12 months, price range between $345,000 to $413,800.
