Hi,
The potential for enbloc depends on a few things.
a. must have redevelopment potential
b. motivated sellers
c. a strong property market etc etc

The Sunnydale was given URA approval in 1997 and TOP was gotten in 2001. As such, there is potential for redevelopment.

As for the property market, I think right now it is a at an old time high. Also, enbloc projects are few and far between now. So, it looks good.

But, the most important criteria is MOTIVATED SELLERS. How motivated are the owners to sell as a collective. This often determines the success and failtures of enbloc attempts.
