Morning Alex,

Blk 534 consists of 3NG and 3A unit. Assuming that your unit is 3NG, the estimated valuation is around $325k and asking COV of around $25k to $30k. The actual figure differ based on unit's level, facing, condition and size.

As for getting a bank loan in SG for your upcoming purchase, I can arrange for my banker to contact you and work things out.

Hi Alex,

Your unit should be a 3RM HDB?

Past transacted prices for such unit in your area is around $350k +/- inclusive of COV.

To be gauge your sale price, I will recommend you to spend a minimal amount of $170.50 to request for a formal valuation.

As in regards to bank loan, even though you are based overseas, as long as you are drawing income from your employer, bank loan should not be a problem.

The valuation around your area is between $320k-$340k with COV from $25k and above. That will also depends on the floor level, facing and condition of your unit.

1) Blk 542 mid floor, transacted $385k
2) Blk 541 low floor, transacted $337k
3) Blk 560 low floor, transacted $323k
4) Blk 541 low floor, transacted $352k
5) Blk 575 high floor, transacted $340k
6) Blk 534 mid floor, transacted $360k

You may want to take this as a guide. Depending on your level, your valuation should range within $320k to $350k. COV will largely depend on your condition and facing, but typically, you should be able to get at least $25k COV.

Regards to loan, you should be able to get a bank loan as long as you have a stable income.

Hi Alex,

May I understand better if you current place is 3A, 3NG or 4NG? Is it vacant or tenanted now? Subjective to its prevailing conditions now, if I assume that everything is in good order, I would like to make a bold approach in setting a higher price range for consideration as within this small cluster, there has not been a single transaction in the past few months, therefore supply there is considered low, before making some adjustments should response be poor.

As for bank loan eligibility, I believe a professional banker would be in a better position to advise. The main consideration will always be if you have income and no bad credit records, you can be eligible for bank loan although we are unclear how much would the amount be. I am working with a panel of bankers consistently from good remarks by past clients therefore if you would like to establish contacts with these bankers, let me know too.
