Hi there!

Here’s how you can approach this situation:

- Since the SC (student) has $0 income, they won't be able to take a loan themselves.
- The SPR (single parent) can apply for a loan based on their income and age. The Total Debt Servicing Ratio (TDSR) will cap their loan repayment at 55% of their gross monthly income.
- For HDB resale purchases, they may qualify for the HDB Concessionary Loan or bank loan. It’s essential to check if they meet the criteria for any CPF housing grants available for first-time buyers.
- As for the loan amount, it depends on the SPR’s income, age, and other financial commitments. A mortgage advisor can help assess the maximum loan they can get.

Without knowing the loan quantum available as well as the loan tenure to work out on the financing aspect of the purchase, it is impossible for us to provide any good suggestion to you. While HDB resale is a good option, it also depends on the aspirations of the owners.

By heading into a HDB, considering that the child gets older and decides to settle down and purchase a place on his/her own with the partner, the parent as a SPR will be unable to retain the HDB, unless the parent takes up citizenship successfully.

It will be good to do up the numbers first before deciding.
