Technically, an apartment is a private condo land size less than 4,000 sqm. A private condo's land size must be larger than 4,000 sqm to be classified as a condo.

2) The main difference is the land size. There is nothing to deal with the number of units, units mixed, number of facilities, type of facilities, etc.
3) A land size of the development that is more or equal to 4,000 sqm is defined as a condo, whereas a land size less than 4,000 sqm is known as an apartment.
4) The name called has nothing to do with the value, capital appreciation, rental yield, distance to schools and public transportation, etc.
