Technically speaking, a strata titled property seated on a land of larger than 1400sqm is considered a condo and smaller than that an apartment.
A smaller land would mean a restriction to how the development of the property will take shape, this usually translates to fewer or smaller facilities as compared to a condo.
Having said this, a condo therefore having more facilities would usually have higher maintenance fee and therefore commands higher rental.
If it is for rental, what's important is the location. The type of amenities would decide on how much a tenant is willing to offer.
