Hi Mia Eng, the difference between a condo and an apartment is the size of the land that the project is on.

It does not depend on the facilities, presence of security guards etc, and it does not affect the monthly conservancy fees and the rental.

The factors that will affect the conservancy fees are total number of units and types of facilities (such as security guards, a lot of water features etc).

The factors that will affect the rental is the supply of neighbouring units available for rent, and the demand of that location (near MRT, amenities etc).

Technically speaking, a strata titled property seated on a land of larger than 1400sqm is considered a condo and smaller than that an apartment.
A smaller land would mean a restriction to how the development of the property will take shape, this usually translates to fewer or smaller facilities as compared to a condo.
Having said this, a condo therefore having more facilities would usually have higher maintenance fee and therefore commands higher rental.
If it is for rental, what's important is the location. The type of amenities would decide on how much a tenant is willing to offer.
