What does repair clause specifically constitute?
The clause states:
To be responsible for all repairs and replacement of parts and other expendable items at its own expense up to $150.00) per item per repair. ln the event such expenditure exceeds 5$150.00, the Tenant shall bear the first $200.00 and any excess thereof shall be borne by the Landlord.

When an appliance has an issue it needs to be checked by technician first to identify the cost of the repair - labor/parts. When the technician checks they will already charge a fee - diagnostic/checking fee e.g. $20 - $60 depending on the appliance. Is checking fee also be part of the repair cost covered in the first $200 borne by tenant?

From my understanding its part of the repair cost as the landlord has the final say whether to have it repaired or a replacement should be purchased.

May I know what is the correct practice on this?

any fees that requires the landlord to cover will need to be agreed by landlord as there could be cheaper alternatives. The technician call out fees form part of the minor repair clause in the cases I am handling. Read More

    Hi , hope someone can give me a concrete answer. after he fix the ceiling bulb The electricity tripped out whole unit turn darkness . Then he message me about the tripped,time was 23:50 before midnight. This tenant did not inform me about the cost before the electrician reached my premises then he told me the cost $220 . The clause section 10 did mentioned $200 referring to minor repairs . Exceeding will borne by landlord. First thing first doesn’t he have to let me know first about the cost before letting the electrician come up to my house ? What’s your advise
