Yes You Can DIY — Here Are the Costs Involved:
1. HDB Approval Application:

Mandatory before renting out — apply at www.hdb.gov.sg
Application fee — $20 per application
Approval is typically granted within 7 working days if all documents are in order

2. Listing and Advertising Costs:

PropertyGuru — paid credits required, typically $50 to $150 per listing depending on package
99.co — similar paid listing structure
Facebook rental groups — free but less targeted
Carousell — free listing option available

3. Tenancy Agreement:

You can download a standard template online for free
However having a lawyer draft or vet it properly costs approximately $200 to $500
Strongly recommended to protect yourself legally as landlord

4. Stamp Duty — Mandatory:

Must be paid within 14 days of signing tenancy agreement
Calculated at 0.4% of total rent for lease duration
Example — $2,000/month on a 1 year lease = $24,000 total rent = approximately $96 stamp duty
Done online via IRAS e-Stamping portal

5. Miscellaneous:

Inventory list preparation — free if done yourself
Professional photography — optional but recommended, approximately $100 to $200

You can choose to advertise on alternative platforms that allow owners to list directly (e.g. social media), run the viewings yourself, draft the related tenancy contracts yourself and file the required government paperwork for rentals at the appropriate time.
