**A 2-month deposit for a 1-year room rental is not standard and is a clear red flag.**

In Singapore, the established market standard is **1 month’s deposit for a 1-year lease** and **2 months’ deposit for a 2-year lease**.

### 1. Is Keeping the Full Deposit Normal?

If you break a fixed-term contract early without an agreed exit clause, you are technically in breach of contract. However, demanding 2 months upfront gives the landlord an excessive penalty to forfeit. Security deposits are legally intended to cover property damage or unpaid utilities, not to act as a punitive windfall.

### 2. What to Do About Your 6 to 8-Month Timeline

Never sign a standard 1-year contract hoping to negotiate later. Choose one of these options before signing:

* **Sign a 6-Month Lease Directly:** The legal minimum rental period for HDB flats is 6 months (3 months for private condos). Request a 6-month fixed lease with a 1-month deposit, plus an option to extend month-to-month or for another 2 months.
* **Add an Early Termination / Break Clause:** If the landlord insists on a 1-year agreement, insert:
* *"Tenant may terminate after 6 months by giving 1 month’s written notice (or paying 1 month’s rent in lieu). The deposit shall be refunded in full upon satisfactory handover."*

* **Replacement Tenant Clause:** Agree that you may exit early without deposit forfeiture if you find an acceptable replacement tenant.

### 3. Essential Checklist Before Paying Anything

1. **Verify Ownership:** Check the landlord's NRIC against their Singpass MyInfo property ownership or HDB property tax statement. Never transfer funds to unauthorized master tenants.
2. **HDB Registration:** For HDB flats, ensure the landlord registers you on the HDB Flat Portal before move-in.
3. **House Rules & Utilities:** Clarify whether utilities/Wi-Fi are included, air-con usage caps (e.g., night-only limits), and cooking allowances.
4. **Minor Repair Cap:** Ensure a standard repair limit (typically S$100–S$150 per item) is stated so you are not charged for wear and tear or major appliance breakdowns.

It depends on what kind of place you are renting, but in general all these terms you are referring to are up for negotiations with the landlord.

The landlord / landlord agent would do their best to write terms that are favorable to the landlord.

One way is to get a tenant agent on your side so that you can be protected, get a better rate, and negotiate better terms. If not, you may need to judge for yourself whether it is worth accepting any of the proposed terms against other rooms you may be considering that would offer a better deal.

All the best!

There is no standard agreement to speak of for such agreements. If agent or owner indicated that it is standard, they are likely trying to pull a fast one on you.

All terms and conditions can be negotiated, including the security deposit, minor repair clause and aircon maintenance. Only sign and make payment when you are comfortable with the terms and verify that you are making payment to the rightful owner.
