This is a negotiable clause in the TA, and it largely depends on the unit type you are living in.

It does not sound too unreasonable, but it is up to you to agree or propose an alternative.

Hi, there isn't a fixed or prescribed “market rate” of $300 for the Minor Repairs Clause in Singapore.

The amount is a negotiated term between landlord and tenant. $300 is certainly seen in some tenancy agreements today, but $200–$250 is also still used, depending on the type, age, condition and furnishings of the property. I have handled $500 to $800 minor repair clause too.

Even the CEA tenancy agreement template does not prescribe a particular amount — it leaves the threshold for both parties to agree upon.

Since this is a renewal and your existing Minor Repairs Clause is $250, the proposed increase to $300 should therefore be viewed as a change to the tenancy terms rather than something that has to be increased because $300 is now an official or mandatory market standard.

You can certainly negotiate to retain the existing $250 threshold, especially if there have been no issues during your tenancy that would justify changing the arrangement.
