Hi,

There is no major difference to the buyer, as the price is determined by developer and purchasers need not pay agent commission regardless which agent they engage for the new launch purchase. Direct Developer's Sale Team member usually have committed to the project's marketing plans for several months and will be able to serve clients who walk in on ad hoc basis without agent. They may be more familiar with the project and have faster info flow, but these are beginning to change with more technology tools. I believe you should engage one who can understand your requirements better and find the best fit for your plans, rather than aggressively selling one particular project to you.

Developer sales team simply mean that they are representing the interest of the developer.

Since you are not paying commission on the buy, you may engage an agent to look out for your interest (leverage on your representing agent experience)

Is there an advantage working with the direct sales team? You get the same working with your representing agent.

There is no difference between a direct developer agent and other agent as at the end of the day you will be purchasing the same product at the same price.

However, some buyers prefer to go through other agents as they are neutral towards the project and may be able to offer you sound advice and comparison with other similar projects before you make a decision. Purchasing a home is a big decision and such value added services will be vital for every home buyer.
