Hi,

1) It does happen from time to time when the seller promised to sell in vacant but didn't keep their promise at the end of the day.
2) It is really frustrating but there is nothing we can do legally to get them back to clear these items.
3) Those bulky items we can request assistance from the town council to remove. The first 2 items are usually free, subsequent items will depend on the individual town council on the charges.
4) We will have to remove those smaller items ourselves.
5) We had tried to minimize this problem by having an inspection date closer to the completion date, but it is still unavoidable.

Hope the above answer your main concerns, but if there are more query, please feel free to contact me at 90110636  , or email: ling.ck7@gmail.com if more information is needed.
I'll be glad to assist.
