What are the HDB grants available for me if I decide to sell it next year?
- got a resale 3 room HDB 4+ years ago with my wife on LTVP
- used HDB loan with no grant

My wife has obtained PR status now.

Hi
As you have not enjoyed any grants, you will be considered a first timer should you sell and purchased another HDB. If you are talking about resale, you will be eligible for family grant lesser $10k usual amount as your wife is a PR ($40k for 4 room and below and 30K for 5 room and above), EHG grant (according to your household pay and assessment will be same as 'all Singaporean household') and PHG grant if eligible ($30k for living with parents and $20k for living near parents). If you are buying a BTO, you are only eligible for EHG grant and does not have to pay any resale levy. I am well specialised in HDB transactions. Good evening Sir,

Do you meant grants that are applicable to you when you buy a resale HDB next year?

There are 3 grants applicable to first timer: CPF Housing grant, Enhanced housing grant and proximity grant.

Income must be up to $14k to be eligible for CPF housing grant:
If up to 4rm: $40k.
If 5rm and above: $30k

Enhanced housing grant will varies up to income ceiling $9k.

Proximity grant up to $30k if you decide to stay near or with your parents.

Btw do take note that if you decide to take up HDB loan for your next HDB, you need to set aside 50% of your sales proceeds and use all your CPF OA funds to reduce the loan.

Hi,

1) I think you are referring to the "Top-Up" grant.
2) This grant is only applicable when you had applied and received the Single grant during your purchase with your non-citizen spouse. Thus for now you are not eligible for it.

4) But don't worry that you have lost out on the benefit, because If you wished to take advantage of the govt subsidy I would suggest you upgrade to a bigger flat to enjoy the benefit of a family grant ($40k), EHG (up to $80k), and the possibility of the proximity grant ($20K).
5) This Top-Up grant is just a subsidy to complement the amount you didn't get with a non-citizen spouse. It does not add up more than the normal grant you are applying for a new purchase.
6) In fact, you can also consider buying a BTO since your spouse obtained her SPR status. You are still considered a 1st timer who has a higher chance of getting a BTO.

If you have not utilised any grant before, you will be considered as a first timer and therefore you will be eligible for the First Timer Grant (up to $40,000), Enhanced Housing Grant if your household income is less than 9k monthly and Proximity Housing Grant of 20k if you are moving to stay within 4km from your parents.
