The difference is if you are single, you do not have a foreign spouse. If you are married with a foreign spouse and intend to be rooting in Singapore, your spouse should have a long term visa to stay in Singapore and you will apply to purchase under the non-resident family scheme.

    Hi Geryl Lim, thanks for the answer. Let me add more context here. I have a foreigner fiancee and we are looking to get a HDB. But we are not sure if we should purchase the HDB under the single scheme (I'm over 35) or non citizen spouse scheme (have to wait after ROM and register her as occupier). What are the main differences in the terms of the eligibility other than hdb loan and grant?
Hi

For single scheme, you need to be 35 and above (age) to purchase a HDB. There is no such requirement for foreign spouse scheme. However the tricky part will arise if you have already been married with a foreign spouse and wanted to purchase under singles scheme. HDB might not allow that as spouses have to be named as an occupier. I am specialised in HDB transactions and have experienced serving customers purchasing under both singles scheme and foreign spouse scheme. In addition, a vast majority of my buyer managed to secure a HDB without incurring any COV despite the seller market situation nowadays. Hi Pok Chuen,

I was unable to reply to the thread earlier therefore responding to you here. You can read up more on housing grants here https://www.hdb.gov.sg/residential/buying-a-flat/flat-and-grant-eligibility/couples-and-families. As only Singapore citizens are eligible to get the housing grant, it does not seem to have any difference to which scheme you purchase the HDB under.

Nevertheless, the best person to answer you will be HDB and CPF themselves.
