Hi Cheryl,

You must have your SPR status for 3 years before you can register your Intent to Buy.

Ideally, you should be buying a resale HDB flat with at least 95 years of lease left as HDB flats with less than 60 years of lease will be subjected to a pro-rated CPF usage. Also, older HDB flats may be difficult to sell and may face a decaying lease.

You will need to buy a resale HDB flat that is within your Mortgage Servicing Ratio (MSR).Your MSR should not exceed 30 per cent of your gross monthly income. I will need more details to determine your affordability.

Hi Cheryl,

Both you and your Husband will need to be SPR for more than 3 years before you're eligible to purchase a HDB resale flat.

If you have met this criteria, only want HDB flats, and budget is not an issue, I would suggest you to go for 5RM or Executive flats in prime locations.
