We own a BTO flat, didn’t take any grant as household income exceeded 9k. if after MOP we want to sell this flat and buy a resale flat near parents, are we eligible for family grant (50k for 4room) and parenthood proximity grant?

Good morning Sir/ Mdm,

Do take note that BTO is a subsidised flat as well, same as resale flat bought with CPF housing grant.

Thus you guys will be considered as second timer. You wont be eligible for CPF housing grant in future but no issue with proximity housing grant.

Hi,

1) Family grant is only eligible for 1st timer families.
2) Since you already enjoyed subsidiary by having successfully bought a BTO, you are no longer eligible for this family grant.
3) However you are still eligible for a proximity grant of $20k.
4) You are also entitled to a 2nd HDB loan if you had utilized it in your BTO. But do note there is this "right-size" policy where 50% of your cash proceeds will be used to pay for your purchase to minimize the loan from HDB.

Hi,

Buying BTO direct from HDB is considered a subsidized flat, which means you have taken 1 subsidy. Therefore first timer housing grant is no longer applicable for the next resale flat. You can still apply for proximity housing grant if you are buying wirhin 4km of your parents place.

As you have already utilized your first subsidy by getting a BTO flat, you will not be able to enjoy another CPF Housing Grant when you purchase a resale flat later on.

You can however qualify for Proximity Housing Grant of $20k if you purchase a resale flat that is within 4km to your parents' place of residence.

Dear Sir/Mdm,

You will not be eligible for the family grant because by buying a BTO, you would have considered as having bought a subsidized flat already. However, the good news is you are still eligible for the 20k Proximity Housing Grant if you move to within 4 km or the same estate as your parents.

Selling and buying another flat requires careful planning in terms of your finances and timeline to ensure that you can minimise your cash outlay and transit smoothly from your current place to the next one without the need for an interim housing solution.
