However, if you are below 55 years old, you will need to wait for a period of 15 months before you can downgrade to a resale HDB flat after selling your private property
So in your case, you must seek approval from HDB to appeal buy a resale 4-room HDB flat right after downsizing, I will be glad to assist on this.

Hi Mdm,

In order to downsize from a private property to 4 room flat immediately, both you and your hubby will need to be above the age of 55 years old. As you are under the age of 55 years old, the 15 months wait out period will still apply.

Hi, firstly, congrats on having made so many milestones in life and now it is finally time to enjoy the fruits of your labour, where you can cash out a little money and enjoy some hobbies and entertainment.

There is currently a senior scheme that allows seniors and their spouse age 55 and above to avoid the wait out period and purchase the flat right away . However, since you are only 53 , it might require you to appeal to HDB, which has a relatively high chance of going through , since you are not far from the age of 55.

A few other point of consideration to take into is

1) Are you going to sell first then buy , or buy then sell ? If you have additional cash on hand to buy first , the transition from private to hdb will be more flexible and much simpler, however you will have to pay the additional absd of 20% first. After which you can apply for remission after selling your private property.

2) Loan amount, if there is a need to get loan, the loan amount might be lower due to the age

3) timeline and plans, what plans you have will affect how the process goes
