We live in an Yishun EA lower floor unit (1986). Does it make financial sense to find a 4room in AMK/bishan given that Yishun EAs don't go for very high prices but flats in bishan/AMK (,of the same age) are much more expensive.

Actually we can always do a financial check, where you can compare the transacted price of similar EAs in Yishun versus the type of 4 room flat in AMK or Bishan that you are interested in to look at the numbers.

Financial sense or not, will depend on individual household. If you are referring to making a profit out from the transaction and projected growth, of course there will likely be better options, but why are you looking into Bishan/AMK over other areas?

Happy to share more on the recent transacted prices for both your area and the bishan/amk areas you are looking at. There has a been trend of emphasis for space, hence your EA pricing may still command a relatively good price and unlock some funds for the location change. I would think that a Yishun EA is more value for money because you are paying a lower price for a bigger space. However whether it makes financial sense to switch to a more central location, I will need to take a look into the figures before I can advise you better.

Hi Lee,

1) I can only advise in general since there is a great difference between blocks for estates.
2) The 4-rm HDB in AMK transacted around $516,500, 4-rm in Bishan transacted around $640k, whereas EA in Yishun can fetch up to around $748k.
3) By looking at the statistics published, I would say it is feasible to cash out. Otherwise, the money will just lie in the house and will not be able to be put to any use.
4) Although eventually your successor will still be able to cash them out, but will be at a lower value due to the inflation and reduction of the lease.
5) EA in Yishun has a very large floor plate. There are buyers who are keen to look for large floor plate units in the market. So you should not have difficulty looking for a buyer.
6) At the end of the day, it is still up to your main objective, age, and other consideration factors on whether it makes sense to do the right sizing.

I would say there's no right and wrong here, it really depends on your family's needs.

Do your family need the extra space your EA can offer? Or do you have a small family such that a 4RM flat is sufficient? Do you have children studying nearby? Or the proximity to your work place?

I think it's important to know what you want, before you make any decision on housing matters. Do not make a rash decision and end up regretting.
