We intend to search a HDB Resale which minimum have 100Sqm. Our current property estimate could fetch $1,000,000 (Fully Paid Up) Possible to have cash proceeds of 300K to 400K if the potential HDB Resale Unit we purchase at $1,000,000.
We want to ensure have sufficient $$ to cover renovation + household purchase.

Also in the long run, HDB Resale Flat (Especially Older Flat) would be worthless since Gov no longer having SERS where instead of VERS.

Apologies, I do not quite understand your question here. Do you mean that your existing HDB can be sold for about $1m based on recent transactions and you are looking to purchase another unit with minimum size of 100sqm? And that you are working out the finances to determine if you can have all renovation costs worked into the final purchase price to be under $1m?

This will very much be a question of your CPF monies for your current place, your age to determine if the return of the CPF monies from the sale of your current place will be locked into your Retirement Account and cannot be used for the next purchase.

both of you probably have to look at younger 5rm flats if you are concerned about lease decay.

Just to clarify, will you be taking up housing loan or you have excess CPF OA funds for purchase?
