We currently live in a 99-year leasehold, 3-bedroom Executive Condominium (Rainforest) under both my wife’s and my name. As our two children are growing up, we are considering moving to a larger home with at least four bedrooms. Our children attend primary 6 and secondary 3 schools in District 24.
Given our concerns about avoiding ABSD, future profitability, and space, which option makes more financial sense:
1.) Buying a condo near the schools, or
2.) Buying a landed property?
We are 49 years old, with an annual household income of $250,000. Including cash, CPF, and the value of our current home (estimated at $1.3 million), we have about $2.5 million available.

Hi Mr. Zaw Moe,

Just to clarify you are Singaporean citizen? Because only Singaporean citizen can purchase landed property. If finances are possible it is always ideal to go for landed because the appreciation potential is a lot better given a fixed supply of landed dwellings but with ever increasing demand due to population and incomes increase. And it does look like financial wise, you are ready for a landed.

If you are not citizen, can only go for Non landed property such as condo. As for 4 bedder condo since your childrens schools may change again, it may not be necessary to get one near their schools I guess? I think one near a growth area plus good transport connectivity, amenities and reasonably popular school will be a good choice for future capital appreciation potential and or rental income property.

I am assuming that both you and your wife are Singapore Citizens, given that you are owners of EC and if you have purchased this development direct from developer. Basing on your household income, age and existing funds from selling your property, you are looking at a purchase price range of just under $4m and if you're looking at purchasing a property in the west side, you will probably be looking towards Yunnan Gardens or Hillview Garden estate or Cashew side for freehold or 999years leasehold landed properties. You will likely have more choices available when it comes to purchasing a condo near school, however, as you have mentioned, since your youngest child is in P6 already and heading into a secondary school, the school posting may not be definite as it will greatly depend on the results at PSLE.

As such, if you have a keen eye in capital appreciation, I will recommend you to look into a landed property which is more certain, but in terms of travelling to and from school, it could be more inconvenient.

Hi Mr Zaw,

There are both pros and cons when you compare a condo vs a landed property. My clients who went for landed property prioritise space and do not mind the lack of facilities such as pool or gym. Landed property provides more space as the living areas and bedrooms are much bigger and you will have additional bedrooms for study or entertainment purposes. However, the cost of maintenance is also higher and you will be responsible for potential issues such as water seepages.

As for condos, if your kids use the facilities frequently, then it is better to consider a condo instead. You will also not have the headache of maintaining the common property. It is recommended to go for either a 4 bedroom or a 5 bedroom condo.

Based on the information that you have provided, financially you are quite healthy and both options are definitely feasible. To avoid ABSD, as long as we plan the purchase and sale properly, you would not need to pay the ABSD and we can potentially reduce the cash outlay as well. Freehold and leasehold landed properties have shown a strong price growth historically. As for condos, as long as it is a good development, you will also be able to enjoy good appreciation in the future especially if you were to purchase a bigger unit which has lesser supply in Singapore.

Hi. Good to see that you are sitting on EC that has greatly appreciated. After selling your EC, $2.5 mil fund available, it means your eligible loan is not included in 2.5 mil correct?

Firstly, do an assessment on your financial calculation. I believe your current property monthly mortgage is not more than 3.5k range. If you were to upgrade to landed property let say value $3.5 mil. Find out the loan amount and monthly instalment. Is this is comfortable for you. Looking at your age now 49, when do you plan to retire? After retire, your income will be still coming in to pay off your mortgage? ( not sure you are employed or self employed)

Hi Mr Zaw Moe, I just came across your question and would like to provide my opinion in regards to your situation. I see that you have several questions and concerns regarding an upgrade to a bigger property.
Regarding ABSD, it is possible for you to own two properties with one name to each property provided both of you are able to finance each property indivdually.

Firstly lets have a simple analysis of your financial position so as to assist further on. With an income of $250,000, The loan amount is estimated to be around $1.6mil assuming you have no other outstanding loans or debts ( could be varied) and the housing options you can consider will be units around the range of $4mil so as not to over stretch yourself.

Now which is better? A condo near the schools or a landed property?

Firstly, lets talk about the Condo. Buying a condo near the school gives you the following benefits :
Convenience of your kids going to school
Facilities and amenities
Lower Quantum for same bedroom
More affordable

Now let's look at a landed property benefits:
More exclusive unit to yourself
Cheaper PSF compared to Condos( in some cases)
More spaces for your family to move around
Save on Maintenance Fee monthly
More Limited Supply ( there are no new land plots declared for landed property )
Slightly more future proof ( Demand for landed will always remain due to the limited supply)

All in all, personally I feel that if you are planning to have a larger home for your kids, a landed will seem to have slightly more space to play with compared to a condo in certain cases, however if you are a fan of condominium facilities, it might be worth looking at.
