We are SPR couple with one kid. Bought 4RM resale HDB with No grant, still in MOP. Household income ~10K.

We are converting to SC family. After MOP, I'll sell current flat and buy 5RM-BTO or EC.

Q1 : Are we eligible to buy either BTO or EC ?
Q2 : Are we first time buyer or second time buyer ?
Q3 : Are we eligible to get HDB grant ?
Q4 : What will be my ABSD ?
Q5 : Are we eligible to get HDB loan.

Hi Mr. Tay,

Yes once MOP is met you can apply for BTO or EC, you will be considered 1st timer since you have not enjoyed any subsidies. With 10k/mth, you can qualify for EC grant, but there's unlikely any for BTO. No ABSD is payable once you have sold your current HDB and that both of you have converted to SC. HDB loan only applies for BTO. For EC you can only take bank loan.

For BTO its a bit of luck involved as it will be subjected to random balloting. For EC usually you can pick a unit you want once its open for sale to public.

Hi Mr Tay,

1) Yes you will be able to either buy a BTO or an EC.

2) You will be considered as a first timer as you have not enjoyed any housing benefits before.

3) Yes. You will be eligible for grants. There are different types of grant available depending on your household income.

4) There will be no ABSD payable.

5) You will be able to take up a HDB loan if you purchase a BTO. However for EC, you will need to take a bank loan as EC will be privatized to become a private property after 10 years.

You may want to consider buying an EC as majority of the EC owners made a tidy profit from the sale as the purchase price of an EC is 15% to 20% lower as compared to a condo within the same location.

Good morning Mr Tay,

May I know when's your MOP date? As long as one of you turn Singaporean, I will share more between these two options with you and how can you apply for either one within MOP.

By the way as long as one of you is a Singaporean, you are eligible to apply for BTO or EC as a first timer.

You can apply housing grant (for BTO/ EC) and HDB loan for HDB purchase (bank loan for EC purchase).

You will not be subject to ABSD as IRAS will grant you exemption as they will treat the purchase as your matrimonial home (as long as one of you is a Singaporean).

Congratulations on getting your Singapore Citizenship! Now, let me answer your questions one by one.

1) Yes, you are eligible for both BTO and EC.

2) You are considered as 1st timer.

3) Yes, you are eligible for HDB grant as per what Singapore Citizen enjoy.

4) There will be NO ABSD involved, as this is considered your matrimonial home.

5) You will have a choice to get HDB loan if you are purchasing a HDB flat, and your combined income is not more than S$12,000. Should you choose to purchase an EC, you will have to take a bank loan.
