We are Singapore PRs, husband and wife and have a plan to get a hdb in future. As we can't hold any overseas property after we buy a resale hdb, we have a plan to transfer our current property to our parent since the property can't be sold due to the poor market condition now. However currently we are still servicing a housing loan in Malaysia, are we eligible for at least 80% bank loan here and only need to pay 5% initial cash ?

Good morning Nick,

Do take note that to be eligible to purchase a resale HDB as SPRs, both of you must fulfil SPR status for at least 3 years respectively.

In regards to your bank loan, probably let my banker advise you on it so we will have a better idea how much can you obtain.

For cash outlay, it really depends. If you don't have enough CPF OA funds for 15% CPF downpayment, you also need to fork out cash. For better understanding, let me elaborate on the initial outlay:

1) 5% cash downpayment
2) 15% CPF/ cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3k legal fee
6) $200 valuation fee
7) $80 resale submission fee
8) agent's commission (1% of purchase price plus GST)
