We are PR couple eligible to buy hdb resale flat. We would like to know how much estimated maximum CPF saving (including 15% plus stamp duty and/ or other cost etc.) can use and how much cash saving require (5% cash plus exclude renovation cost) for the budgeted flat selling price up to S$450,000.

Hi,

Have both of you held SPR status for at least 3 years? If so you can purchase.
Typical breakdown for resale flat of 450k as follows:
Cash 5% 22.5k
Cpf 15% 67.5k
Max bank loan 80% 360k
Stamp duties and legal fees approx 8% 36k
Agency fees 1%+GST 4.815k
Hdb admin fees approx 500

This is assuming no COV is involved, hence its ideal to engage an agent who can manage your purchase professionally and nego a good price for you for a hassle free transaction. Thanks and hope to value-add further to your plans.

Good morning buyer,

Do take note that both of you have to be SPR for at least 3 years respectively to be eligible to purchase a resale flat.

Normally the following costs are needed in the initial stage if you are eligible for 80% bank loan:

1) 5% cash downpayment
2) 15% CPF OA or Cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR household
5) $2000 legal fee
6) $500 stamp duty for mortgage
7) $200 valuation fee
8) $80 resale application fee
9) agent's commission (1% of purchase price)

Btw do you have any overseas property? Do take note that you will have to dispose them within 6 months from purchase completion. If not, probably you should seek exemption before committing to a purchase.

3. 1% Agent Commission - $4,500
4. Valuation Fee - $200
5. HDB Admin Fee - $80

Total Cash: $49,780

CPF:
1. 15% of valuation - $67,500
2. Normal Stamp duty - $8,100
3. Legal Fees - $2,200

Total CPF: $77,800.

Total Loan (80%): $360,000.

Evening Mrs. Soo,

As SPR, you will need to prepare 5% cash for ABSD. With 80% loan, you will need to prepare another 5% cash and 15% CPF for the 20% downpayment. However, you are allowed to utilize all your CPF OA monies if the unit that you are buying have a balance of more than 59 years lease. Standard stamp duty of 3% and legal fee are also payable via CPF OA.
