We are PR couple eligible to buy hdb resale flat. We would like to know how much estimated maximum CPF saving (including 15% plus stamp duty and/ or other cost etc.) can use and how much cash saving require (5% cash plus exclude renovation cost) for the budgeted flat selling price up to S$350,000.

Hi

Let's presume you are eligible for 80% loan.

15% CPF $52,500
Stamp & Legal Fees (CPF) $15,000
5% CASH $17,500
Agent's fee is 1%+GST of purchase price
Other miscellaneous fees $500

Having said that, it will be advisable to get a banker to speak to you regarding your loan.

Evening,

Being SPR for 3 years or more allows you to purchase resale HDB unit. You can utilize all available CPF OA for the purchase and if this is lacking, you can top it up with cash. Stated below is the brief breakdown, based on purchase of $350k and 80% loan.

1) 5% cash down payment: $17500
2) 15% CPF down payment: $52500
3) 5% ABSD: $17500 (payable by cash)
4) Standard stamp duty and legal fee: $7800 (payable by CPF OA)
5) Misc Charges: $500
6) Commission Payable: $3800

You will require around $40k cash, provided you have sufficient CPF OA to cover the 15% down payment and 3% standard stamp duty + legal fee.
