First of all, a very happy new year to you and congrats on your plans for upgrading!

Actually chances of getting an EC is really quite high as there are a lot of EC projects that are still not 100% sold out. Of course in order in to avoid paying the ABSD, then it is really essential to sell first but of course we will also need to discuss on your next accomodation as waiting for the EC to be built would also take a couple of years.

Hi,

for EC purchases, you are not affected by the ABSD and do not need to sell your HDB at present to avoid the ABSD mechanics.

If you require the sales proceeds from the HDB sale to finance part of the 20% for EC payment, then yes, you would be required to consider sale of your present HDB flat.

There is a new upcoming EC beside Flo Residence in Punggol which you may consider, probable launch in H2 2013.

As for your concerns over 2nd timers getting a unit in an EC, rest assure that chances are good now for 2nd timers as there were already 3 ECs launched in recent years in Punggol.
