We are married couple and Singapore PR. We intend to purchase MY flat before get our resale SG HDB. The MY Johor Bahru flat is not a completed project and required to wait until end of 2026. At the same time, our PR will be eligible for purchase HDB by Aug this year (fulfill 3 years). As my parents are staying very far from JB, we intend to let them stay near in the future.

Will there be any issue ?

Yes, there is issue. Based on the current rules, you are not suppose to own any overseas property when you buy resale HDB and if you own any overseas property, you will need to sell it and wait for 15 months before you are eligible to buy a resale HDB. Unless the property in Malaysia is not under your name.

Hi,

1) Since the new cooling measure was implemented on 30th Spe 2022. Anyone who owned a private residential property locally or overseas is not eligible to buy any HDB flat.
2) Those who owned private residential property have to observe a 15-month wait-out period after selling their private residential property to be eligible to buy a resale HDB flat and a 30-month wait-out period for a BTO/SBF.
3) These private residential properties will include both ready-for-stay and uncompleted projects.
4) As long as the property is under one of your names will deem not eligible to buy HDB flat.
5) So if your main objective is to buy an HDB flat in the near future it is not advisable for you to get yourself into such untangled situation.
6) If you have sufficient cash to purchase and put the property under your parents' name then it will not be an issue.
7) The other option is to consider purchasing a private residential property in Singapore which has no constraint in your overseas purchase.
8) There is no ABSD incurred as well since the ABSD is computed based on the residential property in Singapore only.
