We are looking to find a HDB unit near NanChiau primary school. We found a (few) resale EA units at Block 315 and 316A-C (premium blocks) that we really like. However we wonder what will the price be like in next 10-20 years when we decide to sell. I think the blocks are currently 21 years old. Any gurus at this area who can advise? Thanks!

In my opinion, if by then you would like to sell in another 10 to 20 years time, it is likely going to be a negative sale.

Good evening,

It is tough to predict how prices will behave in 10 to 20 years time, but from past trends, older properties at the 30 to 40 year old mark still has its demand, especially in mature estates as people are familiar with the estate and want to be near their loved ones and where there are various amenities. It also helps that there are new BTOs in the area, as the government sets prices of new flats in the area, and the prices will form some form of support for older flats in the vicinity.

However, it may be difficult to expect capital appreciation as the property gets older and the nearby areas are all mostly built-up with no new infrastructure plans in the pipeline, which seems to be the case for this cluster. But I believe it should be able to maintain its value as the demand for larger size hdbs in a popular hdb estate will still be there many years down the road.

Good morning Sir/ Mdm,

HDB stopped building EA long time ago. If you wish to have more space, you dont have much options from the newer HDBs.

It's very hard to buy a resale property, whack tons of money on renovation and expects the price to be the same or appreciate in years to come.

HDB prices peaked in 2013 and fell for few years before it was stagnant for another 5 years before COVID causes the price to shoot up above prices in 2013.

Will the same happen in 10 to 20 years down the road in which your property gets older? I highly doubt so.

EA flats that are 21 years old are already one of the newest EA flats in Singapore. Government had already stopped building such flats since early 2000s.

If you wish to go for newer flats, the biggest you can go for would be 5RM flats. Alternatively, you may wish to consider private housing too.
