Based on the Cash and CPF on hand, you could afford a 4-room flat which valuation is no more than $400,000 and COV not more than $15,000.

My calculation is based on the assumption that both applicants are Singaporean, age 45 or below, combined income of $6,000 or more and taking 80% loan.
