We are a married couple with no kids and although we can easily sell off our HDB and take back some profits, buying the next property is a big headache. Please let us know the pros and cons of the below scenarios:

1) Sell our 4rm and buy 3rm.

2) Sell our 4rm and buy another 4 rm.

3) Sell our 4rm and buy 5rm.

4) Sell our 4rm and buy EC.

5) Sell our 4rm and buy new condo launches.

6) Sell our 4rm and buy TOP soon condo.

Hi,

It appears you are open to various options. From the limited info, I can't really offer and value-add with good inputs as I'm not sure what are your plans and objectives. May I have more details?

If your main motivation is just to cash out and go for another property that has capital appreciation potential, I would say you should consider EC since the entry price is relatively lower vs comparable private condos, yet you get a similar product offering. That is if you still can qualify for it with the various eligiblity conditions such as income ceiling of 14k etc. Thanks and have more details and value-add to your plans further.

Hi Sir/Mdm,

1. It will depend on your objectives of selling and buying. If you wish to cash out on your property and have some cash to go into other forms of investment, you can consider selling off your current 4 room unit and buy a 3 room unit. This will ensure that your monthly mortgage is minimal or even zero, while holding your sales proceed in cash for other use.

2. However if you wish to do another upgrade with the potential of further capital appreciation in the future, you can consider selling your 4 room flat and purchase a soon to be or already TOP Executive Condo. This is because the selling price of EC is lower and historically most EC owners will make a decent profit when they sell due to the lower selling price.

3. Private condo is a viable option as well but the capital layout may be more as the absolute quantum will be higher. Therefore, buying a EC will allow you to cash out a portion of your sales proceed while not committing yourself to a huge housing loan.

Good evening buyer,

I will advise you to upgrade to EC. This matches your intention to buy low and sell high.

Usually ECs are sold 10% to 20% below surrounding private condos and when it MOP, you will most likely earn quite a far bit. If you can hold till it privatized, the profit will be even more.

I will strongly advise you to go for those TOP ECs with balance units or those soon to TOP projects. Reason being that you wont be subject to resale levy as a second time.

I do understand that you will be tied down by the MOP of 5 years. But can you do much more if you go for private property?

Yes you wont be tied down by MOP and you can purchase other private property without restriction but you need to think of the ABSD.

If you sell within 4 years, you need to pay seller's stamp duty to IRAS as well.

So basically its a 4 years vs 5 years. Just 1 year difference.

As an EC owner myself, I strongly believe in its potential of capital appreciation.

If you are keen, you can consider Ecopolitan, Forestville, Twin Fountains, Sea Horizon, Skypark Residences etc. These ECs are going to TOP soon and you wont be subject to resale levy.
