1. It will depend on your objectives of selling and buying. If you wish to cash out on your property and have some cash to go into other forms of investment, you can consider selling off your current 4 room unit and buy a 3 room unit. This will ensure that your monthly mortgage is minimal or even zero, while holding your sales proceed in cash for other use.
2. However if you wish to do another upgrade with the potential of further capital appreciation in the future, you can consider selling your 4 room flat and purchase a soon to be or already TOP Executive Condo. This is because the selling price of EC is lower and historically most EC owners will make a decent profit when they sell due to the lower selling price.
3. Private condo is a viable option as well but the capital layout may be more as the absolute quantum will be higher. Therefore, buying a EC will allow you to cash out a portion of your sales proceed while not committing yourself to a huge housing loan.
